Decide your type and your budget ceiling now
On launch day there is no time to think about whether you want the four or the five bedroom. Decide the bedroom count, the façade you prefer, and the absolute number you will not go past — including the fees on top. People who arrive undecided tend to leave with nothing.
Get your financing conversation started early
The 75% is subject to off-plan mortgage approval. You do not need approval to reserve, but you do need to know whether you are likely to get it, because the obligation at month 54 does not disappear if the bank says no. Speak to ADIB or your own bank before launch, not after you have paid a reservation.
Have your documents to hand
Passport, Emirates ID if you hold one, and proof of funds for the reservation amount. On the entry-level villa that first payment is AED 435,000. Reservations move fast and paperwork delays cost allocations.
Know what the fees add
The purchase price is not the total. Abu Dhabi transactions carry a registration fee payable to ADREC plus a DARI system fee, and mortgage registration and valuation costs apply where financing is used. Confirm current rates with ADREC rather than relying on figures published on listing sites.
Be sceptical of anyone offering you a unit today
There is no inventory to allocate. A broker telling you they can secure you a specific plot in Wadeem Gardens right now is either confused or selling you certainty that does not exist. What can genuinely be done today is registration and preparation.
