Is Hudayriyat Island a Good Investment?
Hudayriyat is the most talked-about address in Abu Dhabi right now, which is precisely when an investment case deserves scrutiny rather than enthusiasm.

What Hudayriyat actually is
Hudayriyat Island sits off Abu Dhabi's west coast, connected to the mainland by causeway, and is master-developed by Modon Properties — a subsidiary of International Holding Company.
What distinguishes it from most master-planned destinations is the order things were built in. The leisure and sports infrastructure came first and is already operating: Surf Abu Dhabi, Marsana, the beaches, the cycling and running circuits. The residential communities have followed into a place people were already visiting.
That matters to an investor because it removes a specific and common risk — buying into a masterplan whose promised amenities arrive late, arrive reduced, or do not arrive at all. On Hudayriyat a good deal of what is being marketed is already there and can be visited on a Saturday.
Has Hudayriyat Island sold out?
The island has not sold out. Individual releases have.
Modon has launched Hudayriyat in phases, and demand has repeatedly outstripped individual phase inventory — which is where the "sold out" impression comes from. What is accurate is that specific phases and specific unit types have sold out quickly, while the island as a whole continues to release new communities.
Wadeem Gardens, launched September 2026, is the current release. It is the villa district within the wider Wadeem masterplan, comprising three gated clusters of four, five and six-bedroom standalone villas.

The case for
The infrastructure is built, not promised. This is the strongest single argument and it is unusual enough to be worth stating plainly.
The developer is the master developer. Modon is not a third party building a plot inside somebody else's masterplan — it controls the island, which aligns its interest with the long-term quality of the whole rather than the sale of one project.
Supply is genuinely constrained. Hudayriyat is an island with a finite developable footprint and a developer releasing it in phases rather than all at once.
And on Wadeem Gardens specifically, the 25/75 structure means an investor commits 25% of capital across the construction period rather than the 40% or 50% typical elsewhere on the island — materially less capital tied up in a non-income-producing asset for the same exposure.
The case against, and what to weigh
Handover on Wadeem Gardens is Q2 2031. That is a long horizon, and a long horizon is a real risk regardless of how good the asset is. Anyone who may need that capital before 2031 should think carefully.
The 75% is subject to off-plan mortgage approval. If financing is refused at month 54, the obligation does not disappear — you need a plan for that scenario before you sign, not after.
Rental yield on Hudayriyat is not yet an established number in the way it is on Yas or Saadiyat, because the residential communities are new and few have handed over. Anyone quoting you a confident yield figure for Wadeem Gardens is estimating.
And the island is leisure-led rather than business-led. It is not a short commute to ADGM or the CBD in the way Al Reem or Al Maryah are. For a certain tenant profile that is a drawback, and it should be priced into any rental assumption.

What rental yield can I expect on Hudayriyat? +
There is no established yield figure yet. The residential communities are new and few have handed over, so there is not a meaningful body of actual rental performance to draw on. Any confident yield number quoted for a Hudayriyat off-plan villa is an estimate, and should be treated as one.
When does Wadeem Gardens hand over? +
Q2 2031, aligning with the final 75% payment due in April 2031. Elsewhere on the island, Al Naseem Community is scheduled for Q4 2027 and Nawayef East for December 2028 — both considerably sooner.
