Wadeem Gardens launch status

As of mid-September 2026, Wadeem Gardens is in expression-of-interest stage. Modon briefed brokers on 14 September and opened registrations; no sales date, unit count, plot map or floor plans have been released, and nobody can sell you a specific villa today. Previous Hudayriyat phases have allocated within days of opening, so the practical question is whether you are on the list when it does.

Wadeem Gardens master plan: three gated clusters inside Wadeem

Wadeem and Wadeem Gardens are not the same thing, and most listings blur them. Wadeem is the wider district Modon is building on the southern side of Hudayriyat Island — a masterplan modon.com describes as home to around 35,000 residents, organised along a 2.3 km climate-controlled Spine with schools, healthcare, an office park, an arena and a waterfront promenade. Wadeem Gardens is the villa district inside it: three gated clusters of standalone four, five and six bedroom villas, and the first residential release Modon has opened for registration under the Wadeem name.

Each cluster is gated separately, so the villas sit off the district's main streets rather than on them. The Spine is the connective piece — a shaded, climate-controlled route that links the clusters to the schools, clubhouses and retail without a car. Modon lists six clubhouses across the district, which is a higher ratio of shared facilities to homes than any earlier Hudayriyat release.

What Modon has not published: the number of villas in each cluster, which cluster releases first, a plot map, or individual floor plans. Until those appear, any site showing "available plots" or "unit numbers" for Wadeem Gardens is guessing. We track exactly what is and is not confirmed on the launch status page.

Who Wadeem Gardens suits — and who it does not

Wadeem Gardens is a specific proposition, not a general one. It rewards a particular kind of buyer and is a poor fit for others.

It suits you if

✓You want a standalone villa on a private plot of 532 sqm or more, and the AED 8.7M–11.6M entry is the right band.
✓You want to spread the cost: 25% across five dated instalments over four years, with 75% financed rather than paid in cash — the first time a Modon launch has been structured this way.
✓You are buying to live in from 2031, or holding for the long term, and the 2031 handover is a feature rather than a problem.
✓You want to choose the façade and the internal layout rather than take a fixed specification.
✓You are a UAE National — the 5% Modon rebate is meaningful on a villa at this price.

Look elsewhere if

✗You need keys before 2031. Al Naseem Community on the same island hands over from Q4 2027 and Nawayef East in December 2028.
✗You cannot, or do not want to, rely on a mortgage for 75% of the price. The plan is subject to ADIB approval and no profit rate or tenor has been published; if financing fails, the 75% is yours to fund.
✗You want a waterfront apartment or a lower entry point — Bashayer starts from AED 2.45M with every unit on the water.
✗You need a floor plan, a plot map or a service-charge figure before committing. None has been released yet.
✗You are buying for rental yield. There is no established rental market for large villas on Hudayriyat, and handover is five years out.

The remaining 75% falls due in April 2031 (month 54) and is subject to off-plan mortgage approval. Modon's factsheet gives 15 minutes to Zayed International Airport, 20 minutes to Abu Dhabi Global Market (ADGM), 23 minutes to Louvre Abu Dhabi and 25 minutes to Disneyland Abu Dhabi.

Can foreigners buy in Wadeem Gardens? +

Yes. The villas are freehold and available to all nationalities. UAE Nationals additionally receive a 5% rebate from Modon, which is non-transferable.

Does Wadeem Gardens qualify for a UAE Golden Visa? +

Yes — every villa is priced well above the AED 2 million property investment threshold for the UAE 10-year Golden Visa.

What amenities are in the district? +

A 2.3 km climate-controlled Spine runs through the community, alongside six clubhouses, two international schools, an office park, healthcare centres, retail and dining, a waterfront promenade, an arena and cinemas.

What are the service charges at Wadeem Gardens? +

Not published. Modon has not released a service-charge rate for Wadeem Gardens, and any figure quoted elsewhere is an estimate. It will be confirmed in the sale and purchase agreement.

Are there townhouses or apartments at Wadeem Gardens? +

No. Wadeem Gardens is standalone villas only — 4, 5 and 6 bedrooms. Some third-party listings incorrectly advertise townhouses at this project.
